In plain English: prices have eased a little here and homes are taking a bit longer. Here’s how our neighbors are doing.

What I’m seeing: A median moves with the mix of homes that sold, so a 9% dip in Mokena doesn’t mean every house there lost 9%. The bigger story across all five towns: homes are still selling close to asking (98.1% to 99.8% of list price), but about 1 in 4 listings took a price cut, and nearly 1 in 3 in Frankfort. Pricing it right on day one matters more than it did a year ago.

How much does a 1% listing fee save?
Illustrative example, not a client story.
Say you sell in New Lenox at the town median of $429,795, and compare a 1% listing fee with a 2.5% listing fee:
| 2.5% listing fee: $429,795 x 0.025 | $10,745 |
| 1% listing fee: $429,795 x 0.01 | $4,298 |
| You keep: | $6,447 |
The same math at each town’s median: Frankfort $10,180, Mokena $6,379, Orland Park $5,990, Lockport $5,730.
Commissions are always negotiable, and the 2.5% figure is just for comparison. With 1% Lists you still get full service: pricing, marketing, showings, negotiation and closing.

❄ November tip
Shut off your outside faucets before the first hard freeze
Disconnect your garden hoses, close the indoor shut-off valve for each outside faucet, then open the outside faucet to let it drain. A burst pipe in the wall is a miserable way to start winter!
